    BR 019698—Treasurer of Cuyahoga County, Ohio vs. Unknown Heirs, etc. of James Szemenyei, et al.

    The unknown heirs, devisees, legatees, assignees, executors, administrators and legal representatives of James Szemenyei, the place of residence of each being unknown, will take notice that on May 10, 2019, the undersigned, Treasurer of Cuyahoga County, Ohio, filed his complaint in the Board of Revision, 1200 Ontario Street, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that by reason of default of the defendants in the payment of taxes, assessments, penalties and the interest upon real estate as delinquent the sum of $3,083.18 is due and unpaid and a first and prior lien against the following described real estate to wit:

    Permanent Parcel No. 784-30-018

    Situated in the City of Maple Heights, County of Cuyahoga and State of Ohio: And known as being Sublot No. 277 in the Maple Grove Allotment No. 3 of part of Original Bedford Township Lot No. 11, as shown by the recorded plat in Volume 44 of Maps, Page 16 of Cuyahoga County Records, and being 40 feet front on the Northeasterly side of Granger Road, and extending back of equal width 150 feet along the Southeasterly side of Meadow Street, as appears by said plat, be the same more or less, but subject to all legal highways.

    Excepting therefrom:

    Situated in the City of Maple Heights, County of Cuyahoga and State of Ohio and being part of Original Bradford Township, Original Lot No. 11 and part of Lot 277 in the Maple Grove Allotment No. 3 as recorded in Volume 44, Page 16 and being more fully described as follows:

    Beginning at the intersection of the centerline of Granger Road (60 feet wide) with the centerline of Meadow Street (40 feet wide); Thence South 38 deg. 01' 37" East on the centerline of Granger Road a distance of 20.00 feet to a point;

    Thence North 51 deg. 58' 23" East a distance of 30.00 feet to a point on Grantor's Northwesterly property corner, said point being 30.00 feet right of Station 340 + 01.07 on the centerline of survey of Dunham Road and the true place of beginning of the parcel herein described;

    Thence North 51 deg. 58' 23" East on the Grantor's Northwesterly property line, the Northwesterly line of said Lot 277 and Southeasterly Right-of-Way line of Meadow Street a distance of 23.00 feet to a point;

    Thence Southwesterly along the arc of a curve deflecting to the left with a radius of 23.00 feet and whose chord bears South 6 deg. 58' 23" West 32.53 feet, a distance of 36.13 feet to a point on Grantor's Southwesterly property line, the Southwesterly line of said Lot 277 and the Northeasterly Right-of-Way line of Granger Road;

    Thence North 38 deg. 01' 37" West on Grantor's Southwesterly property line the Southwesterly line of said Lot 277 and the Northeasterly Right-of-Way line of Granger Road a distance of 23.00 feet to the true place of beginning containing 114 square feet more or less.

    That this action in foreclosure proceedings is convened under provisions of Section 323.25 and/or Section 5721.18(a) and/or 323.65 - 323.79 of the Ohio Revised Code.

    Plaintiff prays that the defendants named above be required to appear on the date specified herein and set up their interest in said premises or be forever barred from asserting the same; that all taxes, assessments, penalties and interest due and unpaid, together with the costs of certificate of title, be found to be a good and valid first lien on said premises; that the Board of Revision make such order for payment of costs incurred herein together with $446.00 for the Preliminary Judicial Report; that the Board of Revision order said property to be sold according to law, or conveyed to an eligible township, municipality, county, or community development group pursuant to ORC 323.65 through 323.78 and that an Order of Sale or Order of Conveyance be issued to the Sheriff directing him to either advertise and sell the property at public sale in the manner provided by law; or, to convey the property to an eligible township, municipality, county, or community development group pursuant to ORC 323.65 through 323.78; that thereafter a report of such sale or conveyance be made by the Sheriff to the Board of Revision for further proceedings, if any, under law, and for such other relief as in law or equity this Plaintiff may be entitled.

    The defendants named above have the right to respond as set-forth by O.R.C 323.69(D)(1)(b).
