Legal Notice2025 ADV 301165—Fred Buskirk, Fiduciary of the Estate of Daneen Buskirk, Deceased vs. Cassandra Buskirk, et al.Cassandra Buskirk, Ariel Buskirk, Cody Buskirk, and Brandon Keck, the address of each being unknown, will take notice that on September 9, 2025, the undersigned, Fred Buskirk, Fiduciary of the Estate of Daneen Buskirk, Deceased, filed a complaint in the Probate Court, 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that he is the duly appointed and qualified Fiduciary of the Estate of Daneen Buskirk, having been appointed as said Fiduciary on February 19, 2025, in Case number 2024 EST 292760; that said Decedent died seized of a fractional interest in the following real estate located at 4375 Highland Avenue, Shadyside, OH 43947, County of Belmont, State of Ohio, and further described as follows:

Situated in the County of Belmont, in the State of Ohio and in the Village of Shadyside and bounded and described as follows: Situated in the Township of Mead, County of Belmont and State of Ohio, and known as Lot No. Eighteen (18) of Futhey's Fifth Addition to the Village of Shadyside, as shown by the plat of said Addition, duly recorded in the Plat Records of Belmont County, Ohio. Cabinet D, Slide 125 Parcel No. 17-00948.000 Prior Instrument Reference: Volume 684, Page 792, of the Official Records of Belmont County, OH. Subject to a Mortgage in favor of J.P. Morgan Chase Bank N.A. recorded in Volume 125, Page 57, Belmont County Official Records. Real estate taxes are pro-rated to the date of this deed, and will be assumed by the grantee upon recording of this instrument. Subject to all legal highways and subject to the right of way on and over the northeast part of said premises.
The Plaintiff/Fiduciary represents that it is necessary to sell said real estate to pay the debts of the Estate (ORC §2127.02).
The Plaintiff/Fiduciary prays that all the rights, interests, and liens of the Defendant be fully determined, adjusted, and protected and that he may be authorized, and ordered to sell the Decedent's interest in said real estate as directed by the Court.
The defendants named above are required to answer on or before the 26th day of November, 2025.
