Boyd, Administrator of Estate of AZ Chames vs. Cynthia Mitchell, et al.The Unknown heirs-at law and Next of Kin, of Estate of AZ Chames, Deceased, their Executors, Admins; Heirs, Legatees and Assigns, if any, the address of each being unknown, will take notice that on September 11, 2025, the undersigned, LaVerne N. Boyd, Administrator of Estate of AZ Chames, filed a complaint in the Probate Court, 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that she is the duly appointed Administrator of the Estate of AZ Chames; that the decedent died intestate on June 23, 2023, and was a resident of Cuyahoga County, Ohio at the time of death; that the estate is currently pending in this Court under Case No. 2024 EST 290645; that the primary asset of the asset of the estate is real property located 3201 E. 121st Street, Cleveland, Ohio, bearing Permanent Parcel Number 130-03-090; and that the sale of the property is necessary to preserve estate assets, to pay estate debts, administrative expenses and to facilitate proper closure of the estate.
Plaintiff respectively requests that this Court:
A. Authorize the sale of the real property located at 3201 E. 121st Street, Cleveland, Ohio PP# 130-03-090;
B. Approve the terms and method of sale as deemed appropriate by the Court;
C. Permit the distribution of proceeds to cover estate expenses and transfer any remaining funds to relatives determined under the petition in Case No: 2024 EST 291174 or to the Ohio Department of Unclaimed Funds; as appropriate.
D. Grant such other relief as the Court may deem just and proper.
The defendants named above are required to answer on or before the 1st day of December, 2025.
