Legal Notice2024 ADV 287358—Jeffrey Lutz, Guardian of Dolores Rodic, Ward vs. Dolores Rodic, Incompetent, et al.Kenneth Becka, Jeffrey Becka, and Michelle Becka, the place of residence of each being unknown, will take notice that on March 12, 2024, the undersigned, Jeffrey Lutz, Guardian of Dolores Rodic, Ward, filed his complaint in the Probate Court, 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that he is the duly appointed and qualified Guardian of the above-named Ward, an adult, having been appointed as said Guardian in Case No. 2018 GRD 233052; that said ward is seized of the entire interest in the following real estate located at 14967 Royal Ridge Lane, North Royalton, Ohio 44133, County of Cuyahoga, State of Ohio, and further described as follows:

Situated in the City of North Royalton, County of Cuyahoga and State of Ohio And known as being Unit 22, Building "H" in Royal Ridge Lane Condominium Parcel I as established by the Declaration of Condominium recorded July 21, 1986 in Volume 86-4468, Page 65 of Cuyahoga County Records and the General Plan of Condominium Buildings, Exhibit "B" to said Declaration, recorded in Condominium Plat Volume 61, Pages 55 and 56, as amended by the drawings filed in Condominium Plat Volume 63, Pages 36 through 42, as amended by the drawings filed in Condominium Plat Volume 65, Pages 1 to 8, as amended by Instrument #371917 together with the drawings filed in Plat Volume 65, Pages 41 through 52 of Cuyahoga County Records, together with an undiv1ided 1 51 % interest in the common areas and facilities of said Condominium, be the same more or less but subject to all legal highways.
Plaintiff further states that it is necessary to sell said real estate for the reason as the ward cannot afford to live there and need the net proceeds of this house to live in a more suitable environment.
Plaintiff/Guardian prays that he may be authorized and ordered to sell the Ward's interest is said real estate as directed by the Court.
The defendant named above is required to answer on or before the 11th day of July, 2024.
