Gross, the place of residence of each being unknown, will take notice that on April 4, 2024, the undersigned, Vicki Flynn, in Her Capacity as Guardian of Sunja K. Gross, filed a complaint in the Probate Court, 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that she is the duly-appointed, qualified, and acting Guardian of the Estate of Sunja K. Gross, having been appointed on or about November 15, 2023 in the Cuyahoga County Probate Court Case No. 2023GRD283571; that Defendant SUNJA K. GROSS, the title owner of the real estate, is an individual adjudicated incompetent by the Cuyahoga County Probate Court on or about October 31, 2023 in the Case No. 2023GRD283571; that the Guardianship is seized in fee simple of a full one hundred percent (100%) interest in the residential property, PPN 023-15-059, located at 4476 W. 149th Street, Cleveland, Ohio 44135, and further described as follows:
Situated in the City of Cleveland, County of Cuyahoga and State of Ohio: and known as being Sublot No. 123 in the S. H. Kleinman Realty Company's Glenmore Gardens Subdivision of part of Original Rockport Township Section No. 2, as shown by the recorded plat in Volume 47 of Maps, Page 20 of Cuyahoga County Records, as appears by said plat, be the same more or less, but subject to all legal highways.
It is necessary to sell said real estate in order to minimize the liability and expense of owning residential property and to pay the expenses of the Ward and Guardianship.
Plaintiff prays that the Court authorizes her to sell the Ward's entire interest in said real estate free of the claims, interest, liens, and rights of all persons to this action and for other such relief as Plaintiff may be entitled to in the premises.
The defendants named above are required to answer on or before the 12th day of June, 2024.
