Prybor, the place of residence of each being unknown, will take notice that on May 1, 2024, the undersigned, Jeffrey Prybor, Fiduciary of the Estate of Donald F. Prybor, filed his complaint in the Probate Court, 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that he is the duly appointed and qualified Fiduciary of the Estate of Donald F. Prybor, having been appointed as said Fiduciary on June 21, 2023, in Case number 2023 EST 278498; that said Decedent died seized of the entire interest in the following real estate located at 5242 Edgerton Road, North Royalton, County of Cuyahoga, State of Ohio, and further described as follows:

Situated in the City of North Royalton, County of Cuyahoga and State of Ohio, And known as being part of the original Royalton Township Section No. 17 and bounded and described as follows:
Beginning in the center line of Edgerton Road, 60 feet wide, at the Southeasterly corner of the land conveyed by Albina M. Kovar by deed dated April 4, 1921 and recorded in Volume 2496, Page 107 of Cuyahoga County Records, Thence North 89 deg. 59' 50" East along the centerline of Edgerton Road 200.00 feet to the PRINCIPAL PLACE OF BEGINNING of the premises herein described, Thence North 0 deg. 47' 53" West and passing through an iron pin in the Northerly line of Edgerton Road 687 19 feet to a point in the Southerly line of the land conveyed to Marie R. Stupka by deed date July 28, 1926 and recorded in Volume 3397, Page 29 Cuyahoga County Records, from which point an iron pin bears South 0 deg. 47' 53" East 0.65 feet, Thence North 89 deg. 38' 11" East along the Southerly line of land so conveyed to Marie R. Stupka 99.99 feet to an iron pin, Thence South 0 deg. 47' 53" East and passing through an iron pin in the Northerly line of Edgerton Road 687.82 feet to the centerline of Edgerton Road, thence South 89 deg. 59' 50" West along the centerline of Edgerton Road 100.00 feet to the principal place of beginning, and further known as Parcel No. 3 in a survey dated October 16, 1954 made for John Larsen by Joseph J. Protiva, Registered Surveyor be the same more or less, but subject to all legal highways.
The Plaintiff/Fiduciary represents that it is necessary to sell said real estate for the following reason: to pay the debts of the Estate (ORC §2127.02).
The Plaintiff/Fiduciary prays that all the rights, interests, and liens of the Defendants be fully determined, adjusted, and protected and that he may be authorized, and ordered to sell the Decedent's interest in the real estate as directed by the Court.
The defendants named above are required to answer on or before the 15th day of July, 2024.
