Cory Phillips, Fiduciary of the Estate of Linda F. Cramer, filed a complaint in the Probate Court 1 Lakeside Avenue, Cleveland, Ohio 44113, of Cuyahoga County, Ohio, alleging that he is the duly appointed and qualified Fiduciary of the Estate of Linda F. Cramer, having been appointed as said Fiduciary on December 11, 2023, in Case number 2023 EST 281253; that said Decedent died seized of the entire interest in the following real estate located at 7713 Guthrie Ave., Cleveland, OH 44102 and 7717 Guthrie Ave., Cleveland, OH 44102, County of Cuyahoga, State of Ohio, and further described as follows:

TRACT ONE:
Situated in the City of Cleveland, County of Cuyahoga and State of Ohio, to-wit: and known as being sub-lot no. 144 in Elwell and Marvin's Allotment of part of original Brooklyn Township Lot No.28 as shown by the recorded plat in Vol. 3 of Maps, Page 34 of Cuyahoga County Records. Said sub-lot No. 144 has a frontage of 35 feet on the southerly side of Guthrie Avenue N.W. and extends back between parallel lines 100 feet, as appears by said plat.

TRACT TWO:
Situated in the City of Cleveland, County of Cuyahoga and State of Ohio, and known as being Sublot No. 143 in Elwell and Marvin Subdivision of part of Original Brooklyn Township Lot Nos. 28, 32 and 33 as shown by the recorded plat in Volume 3 of Maps, Page 34 of Cuyahoga County Records and being 35 feet front on the Southerly side of Guthrie Avenue and extending back of equal width 100 feet, as appears by said plat, be the same more or less, but subject to all legal highways.
The Plaintiff/Fiduciary represents that it is necessary to sell said real estate to pay the debts of the Estate (ORC §2127.02).
The Plaintiff/Fiduciary prays that all the rights, interests, and liens of the Defendant be fully determined, adjusted, and protected and that he may be authorized, and ordered to sell the Decedent's interest in said real estate as directed by the Court.
The defendants named above are required to answer on or before the 16th day of September, 2025.
