Ewell, Deceased, whose place of residence is unknown, will take notice that on December 23, 2025, the undersigned, Gregory T. Stralka, Administrator of the Estate of Paul E. Ewell, Deceased, filed a complaint in the Probate Court, One Lakeside Avenue, N.W., of Cuyahoga County, Ohio, alleging that he is the duly appointed, qualified and acting Administrator of the Estate of Paul E. Ewell, Deceased, Cuyahoga County Probate Court Case No. 2025 EST 299860; that said Decedent died seized of the entire interest in the following real estate in Cuyahoga County, located at 4452 Lee Heights Boulevard, Warrensville Heights, Ohio 44128, and further described as follows:

Situated in the City of Warrensville Heights, County of Cuyahoga and State of Ohio, and known as Sublot No. 98 in The City Allotment Company's Lee-Gardens Subdivision of a part of Original Warrensville Township Lot No. 84, as shown by the recorded plat in Volume 91 of Maps, Page 34 of Cuyahoga County Records.
Subject to all legal highways and also subject to the covenants conditions and restrictions as contained in the Deed from The City Allotment company to Helen Link Acker, same being Land Title Registration Document No. 63600.
EASEMENT Doc. 255605 Aug. 2, 1965 Federal Homes, Inc. grants to Helen Link Acker, her heirs and Assigns, forever, an Easement to freely pass & repass on foot or with vehicle over the following described premises: Situated in the City of Warrensville Heights, County of Cuyahoga and State of Ohio, and known as the northerly 1 foot front and rear of Sublot No. 97 in The City Allotment Company's Lee-Gardens Subdivision, of part of Original Warrensville Township, Lot No. 84, as shown by the recorded plat in Volume 91 of Maps, Page 34 of Cuyahoga County Records.
Plaintiff further says that the property needs to be sold to prevent further expenditures which drain the assets of estate and for distribution to the lawful heirs of the estate as will be determined by this Court.
Plaintiff prays that said real estate be sold; that the rights, interest and liens of all parties be fully determined, adjusted and protected; that plaintiff be authorized and ordered to sell said real estate according to law, pay fees and costs associated with the sale, and for such other relief to which he may be entitled.
The defendant named above is required to answer on or before the 11th day of March, 2026.
