Douglass, Fiduciary of the Estate of Richard Boger, Deceased vs. Cheryl Manning, et al.Mark Dunn, whose last known place of residence is 14606 California Ave., Posen, IL 60469, otherwise whose place of residence is unknown, will take notice that on January 21, 2026, the undersigned, David M. Douglass, Fiduciary of the Estate of Richard Boger, Deceased, filed a complaint in the Probate Court, One Lakeside Avenue, N.W., of Cuyahoga County, Ohio, alleging that he is the duly appointed and qualified Fiduciary of the Estate of Richard Boger, haivng been appointed as said Fiduciary on July 10, 2025, in Case No. 2025 EST 297404; that said Decedent died seized of the entire interest in the following real estate located at 1015-1017 Auburn Ave., County of Cuyahoga, State of Ohio, and further described as follows:
Permanent Parcel No. 004-21-069
Situated in the City of Cleveland, County of Cuyahoga and State of Ohio:
Parcel No. 1
And known as being parts of the East Ends of Sublots No. 106 and 107 in Jennings Allotment of University Heights in said City and bounded and described as follows: East by the west line of H.R. Hadlows land; North by the North line of Lot No. 106, west by a line parallel to said Hadlows west line and 28 feet distant west therefrom and south by the south line of said lot No. 107, making a piece of land 12 feet wide off of the east line of Sublots No. 106 and 107, and a strip of unallotted land 16 feet wide between the east ends of said lots and the west line of H.R. Hadlows land and being the same premises deeded by Alfred Kellogg and wife to Harry Zacharias by deed recorded in Volume 204, Page 423 of Cuyahoga County Records.

Also known as being a part of Sub-lot No. 105 in John G. Jennings Allotment on University Heights. Also a small tract of unallotted land lying easterly and next to said part of said lot No. 105, the whole being bounded and described as follows: Beginning at a point in the southerly line of said lot No. 105 and 238 feet easterly from the westerly line of said lot No. 105, thence northerly at right angles with said southerly line of lot No. 105, 16 feet to the southerly line of Auburn Avenue, S.W., (formerly Auburn Street); thence easterly along said line 28 feet to a point 16 feet easterly from the easterly line of said lot No. 105; thence southerly parallel with said easterly line of lot No. 105, 16 feet to the said easterly line of lot No. 105 prolonged; thence westerly along said line to the place of the beginning, be the same more or less, but subject to all legal highways.
Plaintiff further says that the property needs to be sold to pay the debts of the estate (O.R.C. §2127.02) and at the request of, and with the consent of, all persons entitled to share in the estate of the Decedent upon distribution (O.R.C. §2127.04) and due to their being minor heirs.
The Plaintiff/Fiduciary prays that all the rights, interests and liens of the Defendant(s) be fully determined, adjusted and protected and that he/she may be authorized and ordered to sell the Decedents interest in said real estate as directed by the Court.
The defendant named above is required to answer on or before the 4th day of June, 2026.
